Competition drives great results

In real estate, regardless of the market, competition drives great results. So how do you create competition? There are three essential components:

1. Reaching your target market. In terms of reach, times have changed. In order to reach as many people as possible it is essential that no stone is left unturned. Every possible avenue of communication needs to be taken care of. From fliers to email to social media, from picking up the phone and contacting databases and informing your colleagues so they can do the same. The good news is that with digital communication the cost of reaching a large audience has come down considerably.

2. Once reach has been achieved you need to attract your target market. This is where top quality photography, scripts, photo selection and video all come into play. Not only must all these components be in sync, they must also be designed to attract your target market.

3. Ensuring there is a forum for the buyers to compete. Ideally in this market, this is at auction, but failing that a multi-offer scenario can be incredibly effective. This is where an agent who knows how to manage an auction campaign and loves the art of negotiating is worth their weight in gold.

Only by choosing the best agent possible will you know for sure that you have achieved the absolute maximum price for your home. It is also important to consider the company the agent works for and what their profile is outside of your immediate area. Buyers are coming from all over New Zealand and the world and it is important that they have the capability to reach them. You only have one chance to get it right, so take your time and choose wisely.
